Is your attic suitable?
Not every attic can become a comfortable room. The first questions are usable height, roof structure and where the stairs can go. A traditional cut roof usually offers more open space than trussed rafters, which need careful structural work, and the ceiling joists often cannot act as a finished floor without strengthening.
We survey the attic in person before giving a price, because photos alone rarely show the structure, chimney positions, water tanks and wiring that affect the design.
What an attic conversion includes
Depending on the house, the work normally covers:
- Structural work to strengthen the floor and, where needed, the roof structure.
- A new staircase and landing, with attention to headroom, safe pitch and fire safety.
- Roof windows or dormers for light and ventilation, with correct flashing.

Regulations and use of the room
Storage space and a habitable bedroom or office have different requirements for stairs, fire safety, ventilation and insulation. Do I need planning permission for an attic conversion?+
Internal conversions often fall within exempted development, but roof windows, dormers and changes to the roof can change that. Building Regulations apply either way, so check the position for your own house before you start.
How much headroom do I need?+
Usable height near the ridge and the roof pitch decide how much of the attic can become real room area. We measure this at the survey rather than guessing from the hatch.
Where will the stairs go?+
Stair position is one of the biggest design decisions, because it takes space from the floor below. We plan it early so you know what the landing and the room below will look like.
How do I get a price?+
