Building a New Home with KRB

What turnkey should mean

Two builders can both quote a turnkey new build and mean very different things. We set out in writing what is included, from foundations, structure and roof to windows and external doors, first and second fix, plastering, internal doors and painting, so that quotes can be compared fairly.

Our guide to what a turnkey new build actually includes lists the items that are commonly left out or priced as provisional sums, such as kitchens, floor coverings, driveways and site connections.

Stages of a new build

A new home normally moves through these stages:

  • Site and planning: access, services, ground conditions and planning permission.
  • Design and specification, including window and door sizes, which are fixed early because they affect the structure.
  • Groundworks, foundations and block work.
  • Roof structure and covering, then windows and external doors to make the building weathertight.
  • Insulation and airtightness, first fix, plastering and second fix.
  • Certification and handover: the paperwork you need for a mortgage or sale.

Windows and doors decided early

Glazing performance feeds directly into the energy calculations for the BER and Part L compliance, and the size of each opening affects lintels and steelwork. Choosing frame material, glazing and door style early, rather than accepting a default specification, avoids expensive changes once the walls are up.

Areas we cover

We build new homes across Galway City and County Galway and the surrounding counties, and supply and fit the windows and doors on them.

Frequently Asked Questions

What is included in a turnkey new build?+

Normally the house built and finished to a habitable standard, including windows and external doors, plumbing, electrics, heating, plastering and painting, plus the certificates needed on completion. Kitchens, floor coverings, driveways and site connections are often excluded or provisional, so check each quote line by line.

When should I choose my windows and doors?+

At design stage. Opening sizes affect the structure, and glazing performance affects the energy calculations, so the specification should not be changed casually near the end.

Do you help with planning and regulations?+

Yes. We can guide you through the planning and Building Regulations questions that affect a new build and coordinate the documents needed at each stage.

How do I get a quote for a new build?+

Contact us with the site location and, if you have them, your drawings. We discuss scope first and then provide a written, itemised quote.
