From idea to finished room
An extension is one of the most effective ways to add space without moving house. KRB Construction & Windows Ltd handles the project from the first conversation about what the room needs to do, through design coordination and planning questions, to the build itself: groundworks, structure, roof, windows and doors, insulation and finishing.
Because we also supply and fit windows and doors, the glazing is planned together with the structure. Large rear openings need the right structural opening from the start, which is far cheaper than altering a wall after the fact.
What a typical extension project includes
Every house is different, but most single-storey and two-storey extensions follow the same sequence:
- Site visit and brief: what the space is for, budget, access and any existing constraints.
- Design and planning check: whether the project is exempted development or needs planning permission, and what the Building Regulations require.
- Groundworks and foundations, then block work, roof structure and weatherproofing.
- First-fix electrics, plumbing and heating, insulation and airtightness detailing.
- Windows, patio doors and external doors fitted and sealed.
- Plastering, flooring, joinery and decoration, followed by a final snag check.
Planning permission and regulations
Many rear extensions can be built without planning permission if they stay within the exempted development limits, but those limits come with conditions, and earlier extensions on the same house count towards them. Building Regulations apply either way. If you are unsure, a Section 5 declaration from the local authority gives you a formal answer in writing.
